The new Manassas Park Elementary School and Pre-K were completed in April 2009. The 121,200 square foot upper school accommodates approximately 875 third-, fourth- and fifth-grade students and the 10,500 square foot Pre-K accommodates 70. The project goal was to create a campus that was not only environmentally sustainable but that serves as a teaching tool to lead children along a path of environmental stewardship. Design decisions were made to generate as many teachable moments as possible and sustainability is integrated within the curriculum. The buildings were designed to meet the American Institute of Architects (AIA) 2030 Challenge and use half the energy of code-compliant schools.

2RW provided LEED energy modeling and documentation development services for this LEED Gold facility and sustainability-focused MEP/FP engineering which included:

  • Near north/south-oriented classrooms to maximize visible and controllable light. Daylighting sensors dim lights automatically and activate artificial light to supplement natural lighting only when needed.
  • North-facing roof monitors and 100 tubular skylights incorporate daylight. Sunscreens shade south glass and light louvers reflect light onto sloped ceilings.
  • Ground-source heat pumps, variable-speed pumping, pre-treatment, and total energy recovery for ventilation air improve energy efficiency.
  • Building automation systems optimize system operation.
  • Natural ventilation maximizes fresh air and reduces energy costs.
  • Rainwater is harvested from all roof surfaces into a 79,000 gallon cistern, providing potable-level water for toilets and irrigation. Low-consumption fixtures and kitchen equipment further reduce water and energy usage.
Results

After the first year, data showed that utility costs were 29% (per GSF) lower than the adjacent elementary school that was constructed in 2000. The calculated EUI for its first year of operation was 37.28—almost half of the K-12 national average of 70kBTUs/GSF per year.

Rainwater collection conserves approximately 1.3 million gallons of water each year. Utility bills have shown that neighboring Cougar Elementary uses a monthly average of 570% more water than the new Manassas Park Elementary and Pre-K facilities.
