MEP/FP engineering for this phased renovation of shell space supports offices, warehouse, and high-occupancy training areas while bringing the building up to code and meeting ADA requirements. The design includes upgraded rooftop HVAC systems, a new electrical distribution system, a machine-room-less hydraulic elevator, updated restrooms, and a new fire alarm system, with construction completed in three phases.

Project Goals

Loudoun County identified a space in one fo their buildings to serve as a voter registration space during election cycles and training space outside of election cycles. The fit out will accommodate the needs of the tenants, bring the building up to code and meet ADA requirements.

Services

2RW conducted a field survey to determine the building use and evaluate the existing rooftop units to determine the feasibility/applicability of re-use. Based on the high occupancy nature of the training room areas, 2RW determined the need for additional-capacity rooftop units and a system upgrade.

2RW provided MEP/FP engineering including:

  • More energy-efficient HVAC system supported by high-volume, additional-capacity rooftop units
  • LED lighting
  • A new electrical distribution system to support the addition of a machine room-less hydraulic elevator
  • A new fire alarm system
