Gunston Middle School and Community Center is a joint-use facility serving Arlington Public Schools and Arlington County Parks and Recreation. The project involved comprehensive HVAC modernization within an occupied building to replace aging infrastructure and improve long-term performance. 2RW provided MEP/FP engineering services, including the replacement of more than 100 mechanical units and associated components, including rooftop units, cooling towers, circulation pumps, and water and heat pumps. The work included developing a new building automation system and integrating and migrating all building systems to Arlington Public Schools’ current building automation standards. Renovations were carefully phased to maintain full school and community operations throughout construction.
Under our term contract, 2RW provided MEP/FP engineering services to replace more than 100 units and associated components, including air-cooled and water-source rooftop units, cooling towers, circulation pumps, and water and heat pumps. Services included a detailed on-site investigation of existing systems, development of a new building automation system, and integration and migration of all building systems to the current Arlington Public Schools building automation standards. 2RW coordinated architectural, structural, and civil disciplines to support the MEP work and provided bidding and construction administration services throughout implementation.
The building remained occupied, and disruption to students and staff was kept to a minimum through careful planning and coordination of construction over multiple phases and two calendar years.
The upgraded systems improved energy efficiency and provide consistent temperature and humidity control throughout the facility, enhancing comfort for students, teachers, staff, and community members while aligning with Arlington Public Schools’ long-term operational standards.
