MEP/FP engineering for two affordable senior living buildings supports fully accessible, individually climate-controlled units and shared spaces tailored to resident comfort and independence. The design includes high-efficiency heat pump systems with energy recovery, digital controls for thermal management, and plumbing and lighting systems aligned with EarthCraft Multifamily certification requirements. Acoustical and vibration control, along with built-in humidification, enhance comfort and usability, creating a quiet, efficient, and resident-focused environment.

Project Goals

Little River Glen is one of nine affordable senior housing communities in Fairfax County. The addition of two 30-unit buildings provides more housing options for the growing senior population—where they can enjoy life in a sustainable neighborhood and maintain an independent lifestyle.

Services

2RW is providing MEP/FP engineering for two, two-story, affordable senior living buildings. Each building features 30 fully accessible, individually climate-controlled units and common areas. To meet Viridiant EarthCraft Multifamily certification requirements, the design includes high-efficiency heat pump systems with energy recovery, efficient lighting, and low-consumption plumbing fixtures. A digital control system provides management for thermal comfort and energy efficiency, offering full system capabilities that include scheduling and control.

As a multifamily residential building, the MEP design incorporates acoustical and vibration treatment for all system components to meet noise criteria. In addition to meeting all accessibility requirements, the thoughtful design of the MEP systems supports an independent lifestyle and provides straightforward interaction with the system (lighting and heating controls). Mindful of the senior population’s sensitivity to temperature and humidity, built-in humidification systems improve thermal comfort.
