MEP/FP engineering for this school supports classrooms, gymnasium and locker rooms, cafeteria and kitchen, offices, and flexible community spaces. The design integrates high-efficiency HVAC systems including DOAS with energy recovery and VRF, along with BAS controls and LED lighting, to provide reliable ventilation, temperature control, and adaptable performance across varied space types.

Project Goals

Originally constructed in 1964 and expended three times, the facility was facing space limitations and many of the MEP systems had exceeded their life expectancy. A replacement school was proposed to meet the needs of the growing student population and support 21st-century student learning styles, for both on-campus and digital learning.

Services

The project features flexible collaboration and community-use spaces, offices, classrooms, gymnasium and locker rooms, cafeteria and kitchen, and space for future classroom build-outs.

2RW’s services include:

  • Energy modeling services to verify that the school, when built, would meet Green Globes 2 Globes Certification requirements and the school system’s energy performance prerequisite of consuming 25% less site energy than a baseline building.
  • MEP/FP design for:
    • A dedicated outdoor air system (DOAS) with energy recovery
    • A high-efficiency air-cooled variable refrigerant flow (VRF) system and an independent ductless split system dedicated to the IT space for specific temperature and humidity controls and monitoring
    • Single zone variable air volume (SZVAV) controls and demand control ventilation (DCV) strategies
    • A central building automation system (BAS) with direct digital controls (DDC) for monitoring and automated alerts
      LED lighting with digital lighting controls to allow preset scene programming for multi-purpose spaces

Results

Preliminary energy model indicates energy use intensity (EUI) of 45.2 kBtuH/SF for the proposed design, equating to 25% in energy savings. This exceeds the MCPS minimum energy performance requirements and meets Green Globes 3 Globes Certification criteria. MEP sustainable design strategies, include:

  • The new high-efficiency systems are expected to reduce energy and water use.
  • A DOAS system with energy recovery improving ventilation, making the school energy efficient, comfortable, and minimizing health impacts.
