The Historic Masonic Theatre was built in 1905 as an opera house and Masonic lodge. It was once described as the grandest of Clifton Forge’s buildings. The restoration of this 110-year-old icon was undertaken to restore the building to its original glory and enhance the town’s growing arts and culture scene. The new facility is a state-of-the-art theatre that maintains the historic details of its original Beaux-Arts architecture. The versatile redesign includes four venues that can be used for performances, exhibits, and community activities.

2RW provided complete MEP/FP engineering design for the historic theatre renovation, replacing all building systems while preserving the structure’s architectural integrity. The new design included zoned HVAC, plumbing, fire protection, power distribution, and theatrical and architectural lighting systems. Integrating modern infrastructure within the historic envelope required careful coordination to minimize visual and structural impact.

The HVAC system was designed with under-seat air distribution—an innovative solution that maintained the theatre’s original aesthetics and acoustics while enhancing audience comfort. Electrical upgrades introduced new panels, energy-efficient lighting, and advanced controls that highlight historic detailing and improve operational flexibility. Plumbing and fire protection systems were fully replaced to meet current codes and ensure long-term reliability. All work was completed in accordance with the Secretary of the Interior’s Standards for Rehabilitation and qualified for Historic Rehabilitation Tax Credits.

Results

The renovated theatre reopened as a fully modernized performance venue that retains its historic charm while meeting the comfort, safety, and efficiency expectations of today’s audiences. The updated systems improved energy performance, reduced maintenance needs, and expanded flexibility for performances and events—all while preserving the building’s architectural heritage and acoustic quality.
