St. Thomas Aquinas Seminary in Winona, Minnesota, selected a 1,000-acre rural parcel in Virginia to build a new home as its Minnesota facility approached maximum capacity. The site, which overlooks the Blue Ridge mountains, is three times larger than the original property. This new location has ample room for expansion which will support future growth and house 120 seminarians.

The facility includes a dormitory with common and social spaces, classrooms, cloister and administration buildings, refectory/dining area with a commercial-grade kitchen, library, wine cellar, brewery, and root cellar.

2RW provided MEP/FP engineering with strategies for enhancing MEP system efficiency. Sustainable MEP/FP features include:

  • Energy-efficient lighting and plumbing design and low-flow water fixtures.
  • A hydronic (water-based) radiant heating and cooling system with a dedicated heat recovery chiller supported by geothermal wells. This system is supplemented with forced air heating and cooling as required for multi-occupant spaces.
  • A humidity-control system which utilizes outside air to dehumidify and deliver fresh air to the building.
