Fontaine Research Park building 415 is a 70,000 SF medical office facility constructed to house outpatient clinical services for UVA Health. Tenants include endocrine and ear, nose and throat clinics and a full-service imaging center with CT scan, MRI, X-ray, ultrasound, bone density scanning, and fluoroscopy suites.
Services
For the first-floor fitout, 2RW designed:
- A ground source heat pump that uses 100 310-foot vertical bores beneath the parking lot as the system’s central plant. Energy recovery units capture and transfer 75% of the heating and cooling energy in the exhaust air stream to the incoming fresh air stream. Service hot water for the clinics is also provided by water-to-water heat pumps.
- Energy-efficient lighting systems which respond automatically to the available daylight, reducing artificial illumination levels when it’s sunny. Occupancy/vacancy sensors control lighting operations throughout the building.
As a separate project, 2RW provided MEP/FP design and LEED Enhanced Commissioning for the fitout of the third floor which included an injection suite.
Results
2RW incorporated many energy efficient strategies in the building design, and it exceeded the energy standards of the American Society of Heating, Refrigerating, and Air Conditioning Engineers (ASHRAE) 90.1. Since placed in service, the building has demonstrated energy usage half that of other similar buildings in the research park (annual usage per square foot).
