UVA Brandon Avenue Upper Class Student Housing Phase II

To meet the needs of the growing UVA student population and support the University's ongoing growth and development, two new residence halls were planned for UVA’s Brandon Avenue Green Street District. In addition to providing additional housing options, the project also includes a dining facility that can seat up to 300 people to give the students more dining options, further improving the quality of life on campus.

2RW is providing MEP engineering for the second phase of the Brandon Avenue Residence Hall. This design-build project comprises two buildings. The first building is a five-story dormitory that can accommodate 228 beds, a dining facility that can seat up to 300 people, and a two-level below-grade parking garage. The second building is a six-story dormitory that can house 120 beds, with communal spaces included.

The location of the buildings are in the University’s Brandon Avenue Green Street District, a sustainable and mixed-use district with residential and academic buildings. The project ties into the central campus utilities, which provide essential services like electrical, telecom, and water services, as well as sewer and stormwater services.

To meet USGBC LEED Silver certification requirements, the design includes several features that can help reduce energy consumption, such as high-efficiency HVAC systems with energy recovery, efficient lighting, and low-consumption plumbing fixtures. Additionally, a digital control system will be implemented to provide thermal comfort and energy efficiency management, allowing for scheduling and control of the system.

A detailed level of discipline coordination was required to accommodate the variety of apartment unit configurations to ensure that all systems and components work together seamlessly and efficiently.
