2RW provided LEED Enhanced Commissioning, M&V, LEED energy modeling, and LEED consulting on the second phase of the 13-story, 203-unit Residential Building 2 of Flats 130 at Constitution Square. Flats 130 is comprised of two residential buildings in DC’s rapidly developing, trendy “NoMa” neighborhood.
2RW’s commissioning process focused on key systems and assemblies, including HVAC systems and controls, domestic hot water systems and automatic lighting controls. The apartment units are served by water source heat pumps and dedicated corridor ventilation, and domestic hot water is centrally generated and distributed. During the commissioning process, 2RW’s Commissioning Authority clarified the mechanical, electrical and plumbing engineering design intent and guided the construction team to change the condenser water pump system from constant to variable flow for an estimated annual energy savings of more than $13,000 each year. 2RW was also able to identify inefficiencies in the bathroom fixtures which was estimated to save more than 200,000 gallons of water per year.
2RW supported Flats 130 in extending its sustainability mission from the building design to its residents by implementing an EnergyVibe energy awareness program. 2RW’s EnergyVibe program earned a LEED credit under the criteria of Pilot Credit 59: Occupant Engagement and helped the facility earn LEED Gold accreditation.
